Habendum.

courfes, eafements, profits, commodities, and appurtenances whatfoever, belonging, and which fhall belong to the faid hereby demied premiffes, or any part or parcel thereof. To have and to hold the faid piece or parcel of ground, meffuages, or tenements, erections, buildings, and premiffes hereby demifed or intended fo to be, with their and every of their appurtenances unto the faid Richard Cliff, his executors, adminiftrators, and affigns, from the feast day of Saint Michael the archangel laft paft, before the date hereof, for and during, and unto the full end and term of fixtyone years, from thence next enfuing, and fulRefervation of ly to be compleat and ended, yielding and paying therefore for the first year of the said term hereby demised, the rent of a pepper corn on the last day thereof, if demanded; and yielding and paying therefore, yearly and every year for and during the remaining fixty years of the faid term hereby demifed unto the faid Mary Bew, her heirs and affigns the yearly rent or fum of pounds of lawful money of Great Britain, by half yearly payments on the feaft days of the annunciation of the Bleffed Virgin Mary and Saint Michael the archangel in each year, by even and equal portions, the first payment thereof to begin and be made on the feast day of the annunciation of the Bleffed Virgin Mary, which will be in the year of our Lord the faid feveral rents to

be paid and payable from time to time on the feveral feafts aforefaid during the faid term, free and clear of all rates, taxes, charges, affeffinents, and payments whatsoever, taxed, charged, affeffed, or impofed, or to be taxed, charged, affeffed, or impofed, upon the faid hereby demifed premiffes, or any part thereof, by authority of parliament or otherwife howfoever during the faid term hereby granted. And the faid Richard Cliff for himself, Covenant from his heirs, executors, adminiftrators, and affigns doth covenant, promife, and agree to and with the faid Mary Bew, her heirs and affigns, by these prefents in the manner following (that is to fay) that he the faid Richard Cliff, his executors, adminiftrators, and affigns, fhall and will yearly and every year, during the laft fixty years of the faid term hereby granted, well and truly pay or caufe to be paid unto the faid Mary Bew, her heirs and affigns the faid yearly rent or fum of pounds of lawful money of Great Britain on the feveral days and times, and in the manner hereinbefore limited and appointed for payment thereof, without making any deduction or abatement thereout for or in respect of any rates, taxes, affeffments, taxes, duties, charges or impofitions whatsoever, taxed, charged, affeffed, or impofed, or to be taxed, charged, affeffed, or impofed upon the faid hereby demifed premises, or any part there3 P 3 of,

Covenant to build.

of, during the faid term hereby granted; All which rates, taxes, affeffments, duties, charges, and impofitions, he the faid Richard Cliff, his executors, administrators, and affigns, shall and will bear, pay, and difcharge, and thereof and therefrom acquit, fave harmless, and keep indemnified the faid Mary Bew, her heirs and affigns; AND that he the faid Richard Cliff, his executors, adminiftrators, and affigns, shall and will before the expiration of the first year of the faid term hereby granted, at his and their own proper costs and charges, erect, build, compleat, and in a workmanlike manner, finish one or more good and fubftantial brick meffuages or tenements, upon fome part of the ground hereby demised, and shall and will lay out and expend therein, the fum of Covenant to re- pounds or upwards; And alfo that he the faid Richard Cliff, his executors, adminiftrators, and affigns, fhall and will from time to time, and at all times, from and after the faid meffuage or tenement, meffuages or tenements, erections and buildings on the faid piece of ground hereby demifed fhall be refpectively compleated and finished, during the remainder of the faid term hereby granted, when, where, often as need or occafion fhall be and require, at his and their own proper cofts and charges, well and fufficiently repair, uphold, fupport, maintain, pave, purge, fcour, cleanfe, empty, amend, and keep the

faid meffuage or tenement, meffuages or tenements, erections and buildings, and all the walls, rails, lights, pavements, grates, privies, finks, drains, and water-courses thereunto belonging, and which fhall belong to the fame, in by and with all and all manner of needful and neceffary reparations, cleanfings, and amendments whatsoever; And that he the faid Richard Cliff, his executors, adminiftrators, and afsigns, shall not, nor will during the said term hereby granted, permit, or fuffer any perfon or perfons to use, exercife, or carry on, in, or upon the faid hereby demifed premiffes, or any part thereof, any trade or business which may be naufeous or offenfive, or grow to the annoyance, prejudice, or disturbance of any of the other tenants of the faid Mary Bew, near adjoining thereto; And the faid meffuage or tenement, meffuages or tenements, erections, buildings, and premiffes, with the walls, pavements, fewers, and drains belonging thereto, being in every respect fo well and fufficiently repaired, upheld, supported, fuftained, maintained, paved, purged, scowered, cleanfed, emptied, amended, and kept, shall and will at the expiration or other fooner determination of the faid term hereby granted, peaceably and quiety leave, furrender, and yield up unto the faid Mary Bew, her heirs and affigns, together with all doors, locks, keys, bolts, bars, wainscots, chimney-pieces, flabs,

foot paces, windows,window-fhutters, partitions, dreffers, fhelves pumps, water-pipes, rails, and all other things which fhall be any ways fixed and fastened to, and shall be standing, being, and fet up in and upon the faid premiffes hereby demised, or any part thereof within the last feven years of the faid term hereby granted; And that he the faid Richard Cliff, his executors, administrators, and affigns, fhall and will, at his and their own proper cofts and charges, from time to time fufficiently infure all and every the meffuages or tenements, erections or buildings which fhall be erected and built upon the said piece or parcel of ground hereby demised, or any part thereof from cafualties by fire, during the then remainder of the faid term hereby granted, in fome or one of the publick offices kept for that purpose in London or Westminster, and in cafe the faid meffuages or tenements, erections or buildings, or any of them, or any part of any of them, fhall at any time or times during the faid term be burnt down, deftroyed, or damaged by fire, fhall and will from time to time immediately afterwards rebuild, or well and fufficiently repair the fame; And further that it fhall and may be lawful to and for the faid Mary Bew, her heirs and affigns, or any of them, with workmen and others, in her their or any of their company or without, to enter and come into and upon the faid demifed premifes, and every
