fcower, cleanse, empty, amend, and keep all the glass windows of and belonging to the faid meffuage or tenement and premiffes hereby demifed, and all the wainscots, rooms, floors, partitions and ceilings, and all the infide of the faid meffuage or tenement, together also with the tileing thereof, and all walls, rails, fences, pavements, grates, privies, finks, drains, wells, and watercourfes thereto belonging, or which fhall belong to the fame, in, by and with all and all manner of needful and neceffary repárations, clear.fing and amendments whatsoever (cafualties happening by fire only excepted) And the faid meffuage or tenement and premiffes, with the walls, rails, fences, pavements, grates, privies, finks, drains, wells, and watercourfes thereto belonging, being in every refpect fo well and fufficiently painted, repaired, upheld, fupported, fuftained, maintained, glazed, paved, purged, fcowered, cleansed, emptied, amended, and kept, fhall and will at the expiration or other fooner determination of the faid term hereby granted peaceably and quietly leave, furrender and yield up unto the faid Samuel Soames, his executors, administrators, or affigns; together with all and fingular the doors, locks, keys, bolts, barrs, wainscots, chimneypieces, windows, window-fhutters, partitions, dreffers, shelves, water-pipes, rails, and other things mentioned and expreffed in the schedule or inventory hereunder written, in as good

plight and condition as the fame now are (reasonable use and wear thereof, in the mean time, casualties happening by fire only excepted). And also that he the faid Jofeph Farrat, his executors, administrators, and affigns, fhall not, nor will, during the continuance of the faid term hereby granted, permit or fuffer any perfon or perfons, to ufe or follow in or upon the faid hereby demifed meffuage or tenement and premiffes, or in, or upon any part thereof, the trade of a sedan chair-maker, butcher, currier, foap-boiler, brewer, diftiller, tallow-chandler, tallow-melter, fugar-baker, working brazier, tinman, plumber, tripe-boiler or feller, dyer, founder, fmith, farrier, pipe-maker, or burner, or any naufeous or offenfive business whatsoever, without the licence and confent of the faid Samuel Soames, his executors, adminiftrators, or affigns, firft had and obtained in writing for that purpose; And further that it shall and may be lawful, as well to and for the faid Samuel Soames, his executors, adminiftrators, and affigns, as the chief landlord for the time being, of the faid hereby demifed premiffes, with workmen or others, in his, their, or any of their company, or without, twice or oftener in every year during the faid term hereby granted, at feafonable and convenient times, in the day-time, to enter and come into and upon the faid hereby demifed premiffes, or any part thereof, there to view, fearch, and fee the true ftate and condition thereof,

thereof, and of all decays, defects, and want of reparations then and there from time to time found, to give or leave notice or warning in writing, at or upon the faid demifed premiffes, unto and for the faid Jofeph Farrat, his executors, adminiftrators, and affigns, to repair and amend the fame within the time and of three months then next following; within which faid time and space of three months next after every or any fuch notice or warning as aforefaid, he the faid Jofeph Jarrat, for himfelf, his executors, adminiftrators, and affigns, doth hereby covenant, promise, and agree, to and with the faid Samuel Soames, his executors, administrators, and affigns, well and fufficiently to repair and amend the fame accordingly, (except as aforefaid). And moreover that he the the leffee to new faid Joseph Farrat, his executors, administrators, or affigns, fhall and will at fome convenient time or times, within and during the lalt feven years of the faid term of twenty-one years hereby demifed (in cafe the fame ball fo long continue) at his or their own proper cofts, and charges, in a good, fubftantial, and workman-like manner, well and fufficiently new rip and tile, or caufe to be new ripped and tiled, the top of the faid meffuage or tenement with good and proper tileing. Provided always and thefe prefents are upon this condition neverperformance of thelefs, that if the faid yearly rent or fum of one hundred and eighty-three pounds, hereby referved and made payable, or any part thereof,

hall be behind and unpaid by the space of twenty-one days next over, or after any of the faid feafts or days of payment, whereupon the fame ought to be paid as aforefaid (being lawfully demanded) or if the faid Jofeph Jarrat, his executors, administrators, and afsigns, shall not well and truly observe, perform, fulfil, and keep all and every the covenants, arcicles, claufes, conditions, and agreements in these prefents expreffed and contained, which on his and their parts and behalves are and ought to be performed and kept, according to the true intent and meaning hereof, then and from thenceforth, in either of the faid cafes, it fhall and may be lawful to and for the faid Samuel Soames, his executors, adminiftrators, and affigns, into the said hereby demised premiffes or any part thereof, in the name of the whole, to re-enter, and the fame to have again, retain, re-poffefs, and enjoy, as in his and their first and former eftate, and the faid Joseph Farrat ; his executors, administrators, and affigns, and all other tenants and occupiers of the faid premiffes, thereout and from thence utterly to eject, expel, put out, and amove; and that from and after fuch re-entry made, this prefent lease and every clause, article, and thing herein contained on the leffor's part and behalf from thenceforth to be done and performed, fhall cease, determine, and be utterly void to all intents and purposes whatfoever, any thing here

AND the faid Samuel Soames, for himself, his executors, adminiftrators, and affigns, doth covenant, promife, and agree, to and with the faid Jofeph Jarrat, his executors, adminiftrators, and affigns, by thefe prefents in the manner following, (that is to fay) that he the faid Jofeph Jarrat, his execucutors, adminiftrators, and affigns, paying the faid yearly rent hereby reserved in manner aforefaid; and performing the covenants and agreements hereinbefore contained on his and their parts and behalves to be performed and kept, fhall and lawfully may peaceably and quietly have, hold, occupy, poffefs, and enjoy the faid meffuage or tenement, and premiffes hereby demifed, and every part thereof, for and during the faid term of twenty-one years hereby granted, without any lawful let, fuit, trouble, denial, or interruption of or by the faid Samuel Soames, his executors, administrators, or affigns, or any other per fon or perfons lawfully claiming or to claim by, from, or under him, them, or any of them. AND that freed and difcharged or otherwife by the faid Samuel Soames, his executors, adminiftrators, and affigns well and fufficiently
